The 28-hectare industrial park offers a wide range of essential and supplementary services to support the operations and growth of the resident businesses, which are continuously expanded based on emerging needs.

The Debrecen Logistics Center and Industrial Park offers more than 50,000 m² of warehouses/halls and an additional 30,000 m² of buildable, developable land, which is ideal for investment planning, such as for staging areas, supporting factory construction, or creating plants and manufacturing facilities, as well as for time-gated factory services.

CHARACTERISTICS OF THE AVAILABLE WAREHOUSES/FACTORIES FOR RENT

 

STORAGE AND LOADING

Depending on the client's needs, various storage methods can be implemented in the halls, including standard aisle, narrow-aisle, shelving, or block storage. The warehouses built after 2012 comply with the requirements for narrow-aisle systems, with floors certified according to the DIN 15185 standard. The storage system is tailored to meet the specific requirements of the client. The warehouse floors are covered with basalt concrete resin coatings, while the newer warehouses feature industrial flooring. The halls are divided into sections ranging from 500 to 5000 m², allowing for flexible accommodation of emerging needs.

 

LIGHTING

Natural lighting in the warehouses is provided by skylights on the roof surfaces. The lighting levels have been designed to suit warehouse activities. Artificial lighting has been adjusted to support the warehouse operations, with higher-intensity lighting fixtures used in the handling areas. Newer halls are equipped with energy-efficient LED lighting, and the replacement of lighting in the other warehouses is currently in progress.

 

 

 

UTILITY CONSUMPTION

Each section has separate metering, and due to the larger volume of consumption in the Industrial Park, Trans-Sped provides a more favorable energy price for the resident companies through group energy procurement, compared to market rates.

 

INSULATION AND DOORS

The halls are thermally adequate and insulated, equipped with sectional industrial doors, high-speed doors, and separate pedestrian entrances.

 

OFFICE SUPPORT

The warehouses are equipped with the necessary office and social blocks for support, and can be further expanded if needed.

 

USEFUL INTERIOR HEIGHT

The warehouses in the industrial park have a useful interior height ranging from 5 to 12 meters.
